The house has 200 sqf of living space and is situated overlooking the Golfo di Noto on the crest of a hill. With thick limestone walls, white render and double height ceilings, it is cool in the summer months and warm in the winter. It sits in its own 10 acres of old olives and vines and is surrounded by unspoilt countryside and farmland. There is a 20mx5m swimming pool which is surrounded by terraces, great for laps as well as being child friendly and gated. Likewise, the house is surrounded by terracing and has a large shaded area for outdoor eating and entertaining. There is an outside shower area, large BBQ, hot rock and traditional pizza oven for outside cooking. The house has its own water source and is powered by Solar Voltaic panels located on the gatehouse. The location commands spectacular sea views from Siracuse to the furthest South Eastern tip of Sicily. Noto is the nearest historic town and a Unesco world heritage site. They are spacious and uncluttered.Kitchen: The kitchen is well equipped for family living with ample pots and pans, glassware, cutlery and crockery to entertain 12+ people. There are baby and children´s plates and cups too. There is a large fridge, freezer, dishwasher, gas hob and electric oven.Utility Room: The utility room has a washing machine, sink and further storage. There is a stocked larder of various essentials including water,wine and beer. There is also a large vat of our own olive oil for guests use.Living Rooms: The open plan living room has full height ceilings, a large working fireplace, 2 large sofas, ceiling fan, flat screen TV,DVD and an ipod ready hi fi. It opens out onto the main terrace overlooking the Nature Reserve and Mediterranean sea beyond.Other: The design of the house allows good cross ventilation keeping it cool and fresh.There is a cupboard area off the sitting room with classic films, dvd´s, CDs, books and games. There is also a travel cot, pushchair and buggy available.Cleaning/towels/linen/maid service: The house is cleaned weekly and an additional maid service can be offered by arrangement. Towels, linen and beach towels are inclusive.Notes on accommodationIt is a family house and children are welcome. It is well set up for children with an open plan sitting room and kitchen area. The bedrooms are situated on the 4 corners of the house sharing 2 bathrooms. There is also an outside shower with hot water that can be used all year round. The property is surrounded by open countryside, olive and almond groves, vineyards and farmland. It is self sufficient with its own 300ft deep borehole and solar generated electricity. AccessibilityThe property is about a mile up a private track off the main road in a secluded and private location. It is a well used track by the local farmers. Be warned it is quite a bumpy track with no tarmac! It takes about 6 minutes to get from the house to the main road via the track.OutsideThe house and pool are surrounded by 5m terraces which have been planted with lavender and santolina. It is still quite a recently built property and the owners are slowly landscaping and planting around the house. There is an outside table with chairs that seats 12 and a table, chairs and loungers around the pool area. There is a large shaded area on the sea view terrace and an outside BBQ and cooking area and outside shower. There are permanent washing lines out of sight from the house behind the BBQ area. The property sits in its own 10 acres of private land and has its own small vineyard running along the side of the property.Coast/BeachThe coast and surrounding beaches are about 5 miles away and can be reached by car in 20 minutes. There is the choice of the many beaches on the nature reserve or the more tourist orientated and private beaches towards San Lorenzo and Lido di Noto. There are some wonderful beaches all around the South East coast for those who are happy to explore further a field. Catania is the nearest airport and about 1 hour by car andPalermo is a 3 hour drive. There is a ferry service that goes from Pozzallo to Malta about 40 mins away. Siracuse is also about 40 mins away by car with regular ferries to mainland Italy.DistancesNoto is the nearest historic town and a Unesco world heritage site. It is about 20 minutes by car. Rosolini and Pacchino are both 20 -25 minutes by car and Siracuse about 40 minutes. Catania is about an hour, Modica and Ragusa also an hour.Further detailsThe closest supermarkets are in Rosolini and Noto. There is a very good small supermarket on the main road before Noto called Sipiu and a good selection of butchers and fishmongers in Noto, Rosolini and Pacchino.
